An EPC rates the energy efficiency and the environmental impact of a property. All properties bought, sold or rented require an EPC.

An EPC report includes estimated running costs for heating, hot water and lighting including recommendations for reducing energy use and carbon dioxide emmissions.

The energy efficiency ratings range from an 'A' (most efficient) to a 'G' (least efficient). All homes are measuerd using the same calculations so the energy efficiency of different properties can be compared.

Whilst an EPC remains valid for 10 years, it may be advisable to renew an EPC if significant alterations have been made to a property and the requirements for an EPC will also be affected by the launch of the Green Deal
