Usually a subject which only crops up as a planning obligation in a Section 106 legal agreement upon which significant residential developments are consequent.

There is a widely held concern that social housing takes out land at low value which in the future might have had development value. In fact there are many opportunities for adding value to land and estate owners either by becoming a Registered Social Landlord or by going into partnership with a Housing Association.

Schemes can fulfill an estate's social and moral obligation to employees and pensioners. Alternatively they can enable the release of houses elsewhere on an estate or can be re sold at full value to occupants of a specified type.

Land and estate owners should not be shy of what can undoubtedly be complicated schemes but which, with advice, can profitably fulfill a number of different objectives.
