What fees can I expect to pay as a tenant?

All rents advertised do not include agents fees.

Butler Sherborn charge potential tenants a tenancy set up fee of which is due on submission of a tenancy application form.

Set up fee (tenant’s share)   An amount equivalent to 24% (inc VAT) of one months rent with a minimum fee of £360.00 (inc VAT) Referencing tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

This fee is charged per tenancy and is the tenant’s contribution towards the tenancy set up costs.

This fee is non-refundable in the event that a tenant withdraws from the tenancy or does not provide the necessary references or other documents within 8 working days of the agreed commencement of tenancy. We reserve the right to retain this fee to cover abortive costs. 

Please note that if the property is withdrawn from the market at any time, we cannot accept liability for loss suffered by a potential tenant.
