Tenants permitted charges

New Assured Shorthold Tenancies (ASTs) signed on or after 1st June 2019

Tenants may be asked to pay the following permitted payments before or during their tenancy:

Security Deposit

• For rents up to £50,000 pa - equivalent of five weeks´ rent
• For rents over £50,000 pa - equivalent to six weeks´ rent

This deposit covers damages or defaults on the part of the tenant during the tenancy. Deposits are protected by a Government Approved Scheme. Further information available on request.

Rent

Payable per calendar month, in advance by Standing Order, unless a specific agreement is agreed by a Landlord.

Outgoings

Utilities – Gas, Electric, Oil, Water, Council Tax

Communications – telephone and broadband

Cable/satellite – installation, subscriptions, TV licence

Default Fees

Lost key(s) or other Security Device(s)

Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.

Unpaid Rent

Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Damages

A landlord can claim for contractual damages and actual costs incurred for a breach of the Tenancy Agreement.

Assignment/Variation of a Tenancy or Early Termination

Payment of any unpaid rent or other reasonable costs associated with a tenants early termination of the tenancy.

Any change to the tenancy when requested by the tenant will be charged at £50 incl VAT

Tenant Protection

Butler Sherborn LLP is a member of RICS’ Client Money Protection Scheme and also a member of the Ombudsman Services, which is a redress scheme.
