Charlie’s expertise lies in placing the right product from the most appropriate lender matched to the client’s particular needs.

With an agricultural background, Charlie arranges not only mortgages for residential property, but also for those with landed estates, farms, agricultural and equestrian businesses, and clients are not only buyers. He is happy to secure refinancing of existing arrangements onto more efficient or structured products.

Charlie’s comment on the current finance market –

A great deal has been happening in the UK economy, and mortgage market in recent weeks. Last week saw the rise of another Bank of England rate rise by 0.5% to 5% in total. Lenders increased their rates across the board prior to this, and it has required a great deal of work to ensure mortgage applications are submitted quickly for clients before they are pulled from the market.

More mortgage rate increases are expected to come as we still battle with the hangover from the Truss September debacle and inflation, which seems steadfast currently @ 8.7%. What we can expect is that once we get a grip of inflation (expected in the coming months) rates will fall. Therefore, we hope that this will be short-term pain inflicted to ensure a genuine and sustained gain, and in turn I can see the base rate reducing in Q4 2023/Q1 2024.

According to the English Housing survey around 35% of all homes are owned outright by owner occupiers therefore there is a huge need for a mortgage for most purchasers throughout the UK. The need has never been greater for people who require a mortgage to have good advice.

The good news is that lenders are open to lend and looking for business, they have relaxed their criteria so that applicants can structure their mortgages in the cheapest way. I understand these criteria change and can offer some of the best and most competitive lending opportunities in the market.

SMOOTH MOVE – Simple steps taken in advance to prepare the way for a smooth move

Currently, in the UK, on average one in three house sales fall through. This is often due to surprises during a conveyance, and buyer fatigue at the length the process can take. There are simple steps Sellers and Buyers can take in advance to help ensure the process is as smooth as possible. The key approach is to reduce as many ‘sales irritants’ as you can and to be well prepared in advance. Unexpected matters will inevitably arise, but with plenty of preparation these will be easier to resolve.
