After a very strong end to 2020, the Cotswolds residential market has continued to witness an extremely high level of demand across all sectors from Cotswold stone cottages through to large country houses. In part, demand has been fuelled by a lack of stock, and demand outstripping supply, however there is no doubt that the pandemic has continued to have an impact.

There is a significant amount of cash coming out of London for second homes, with assured access to space and the countryside from families. In addition, we are finding that some younger professionals are deciding to remain working from home, and buying in the Cotswolds. We are also seeing many people, who have opted to work from home in their second homes, deciding that they wish to live in, and work from, the Cotswolds full time. They therefore upgrade to bigger houses. The second homes they then sell tend to be immaculately presented properties, that attract a particularly high level of interest, and sell swiftly.

The statistics support these observations in terms of the rise in applicants registering by 20% January – April 2021 vs January -April 2021, and viewings undertaken versus offers are at an average ratio of 1 Offer for every 4 viewings this year to date.
