Market comment

“After a very strong end to 2020, the Cotswolds residential market continues to perform well.  From stone cottages to large country houses, demand remains extremely high across all sectors of the property market”, says Elizabeth D’Allemagne, partner of Butler Sherborn.  “In part, this has been fuelled by demand outstripping supply and the resulting lack of stock, but there is no doubt that the impact of the pandemic continues to play a major part.

“A significant amount of cash is still flowing out of London for second homes in the countryside with the space for families.  We are also finding that some younger professionals are deciding to remain working from home, and now buying here for the lifestyle.  There is also evidence that many people who opted to work from their second homes last year are now deciding to live and work from the Cotswolds permanently, and this is translating into demand for bigger houses.  Consequently, these second homes tend to be immaculately finished, attract high levels of interest and sell quickly.”

The statistics support this: in terms of applicants registering an interest, these are up by 20% (January - April 2021 versus the same period in 2020), while the viewings-to-offers ratio is running at an average of one offer for every four viewings this year.
