Despite national availability of farmland being at its lowest level for years, during 2021 Butler Sherborn had its most successful year ever selling farm and equestrian property.

The combined value of all farm and equestrian property that we sold was the highest in our 30 years of trading, with guide prices being exceeded in most sales.  Our share of the market had grown with more sellers coming to us as the Cotswold Property Specialists, and as an alternative to using a national firm.  Use of social media, internet and property portals gives firms like us the same national and international reach as larger firms, however our local knowledge is second to none.

According to the Farmers Weekly last week, average arable values were £9,750 per acre with average pastureland at £7,500 per acre.  Butler Sherborn’s highest arable land sales in 2021 were in excess of £12,000 an acre, with smaller areas of amenity grass land with modest buildings selling for more than £25,000/ac.  Interestingly, the “value gap” between the most and least productive land appears to be narrowing as demand has grown from buyers seeking lower value land for woodland planting and conservation.

Our prediction for 2022 is that demand will remain strong, but with the worst of Covid (hopefully) behind us, the supply of land coming to the market is likely to increase from 2020 and 2021 levels.

 We have an excellent number of registered buyers on our books looking for small areas of amenity land to larger commercial farms. The number of new buyers registering with us since the beginning of this new year is unprecedented.
