January has seen us firmly up and running across the Cotswolds. Activity has been encouraging, with positive levels of interest and a busy start to the year. We have already agreed a good number of sales across our three offices in a range of different price points, which is a positive indicator of buyer intent following what was a very cautious 2025, with low confidence and many delays.

With an average this month of 4.5 viewings to an offer, suggesting that buyers are well-prepared, realistic, and ready to act when the right property comes to market. That said, sensitivity around pricing remains. Properties that are sought after and realistically priced are attracting strong interest, while over-ambitious pricing continues to be challenged by today’s informed buyers.

We have also been very busy with market appraisal appointments as more clients decide to move and view the year ahead positively. This renewed confidence is enabling plans that were previously put on hold.

While it remains too early to predict with certainty how the property market will perform over the course of the year, early indicators suggest a positive shift is underway. Market confidence is steadily returning, supported by a more stable economic environment and clearer expectations among buyers and sellers alike.

This renewed sense of confidence is beginning to translate into movement across the market, with households feeling better positioned to make informed decisions. Increased clarity such as pricing and lower interest rates, is helping to create a more balanced and predictable landscape.

Over the past year, clear and consistent advice has played a fundamental role in helping clients successfully move home. The importance of accurate pricing has remained central to this approach, enabling properties to attract the right level of interest and achieve successful sales within realistic timeframes.

By aligning expectations with current market conditions, families and clients across the area are better able to move forward with confidence and take advantage of improving market sentiment.
