Mortgage rates in the UK are showing cautious signs of easing as we head into the second half of 2025. The Bank of England has trimmed its base rate to 4.25%, down from last year’s peak of 5.25%, and while lenders remain wary, some are beginning to offer two-year fixed deals just under 4%—especially for borrowers with strong equity.
