While speculation continues to divide the market between those eager to exchange pre-Budget and those waiting for clarity, some properties are still moving at remarkable speed. We take a closer look below.
The market has definitely been divided into two camps this autumn. Those who are pushing to lock in an exchange before November 26th and those who are hoping for more certainty with the Budget behind us. There is no doubt that without the current speculation and uncertainty, buyers should be able to be more decisive moving forward, but at what cost? More so than ever, it is critical for sellers to be fully prepared with all necessary compliance checks complete to give buyers confidence, and buyers should have their funding in place to support the strength of any offer. Not all sellers will accept the highest offer, and for those who don’t, minimising risk will be essential in their decision-making. On both sides, efficient solicitors who are geared towards giving pragmatic advice and problem-solving when required are vital to an efficient transaction.
Realistic pricing remains vital, and if the headline figure is perceived as fair value, then competitive bidding is back in play for quality houses.
