We then conduct an advanced mail-out to our registered applicants, prior to launching to the open market place, utilising several market leading portals as well as our own modern, multiplatform website.
Viewings: We accompanied all viewings, utilising our local designated viewing team, all of whom are familiar with the property, the area and the landlord’s expectations in finding the right tenant. Responsive feedback whilst a property is being marketed is in our view vital.
Offers: Although we received several offers, the landlord opted for the best fit, which in this case was the advertised rental price from an interested applicant, who was looking for a substantial period country property, as a second home within the Cotswolds for his family and full-time staff.
The Process: The lettings team pride ourselves in our personal service, which includes not out-sourcing any aspect of the lettings application process and therefore all references, credit checks, bank checks, right to rent checks are requested and assessed personally.
As no two lettings are the same, we compile bespoke tenancy agreements ensuring the legal contract is fit for purpose and reflects both the landlords and tenants requirements…in this case we needed to ensure it was a common law agreement with permitted occupants.
We strongly recommend that an independent inventory clerk compiles an inventory report for all lettings, which safeguards both the landlord and the tenant come the end of the tenancy term.
Commencement of Tenancy: In this instance, given that the property was managed by our dedicated property management team based in Cirencester, there was absolute transparency throughout the letting process which allowed for a seamless transition from the start to moving in. The management department ensured the property was fully compliant with all the regulations and was prepared prior to the big move-in day, whilst remaining the main point of contact in regards to any maintenance queries.
